Presenting your home in the best possible light can help you achieve a better price. With this goal in mind here are some tips to help you.
Put out the Welcome Mat
Create the right mood. If a person is going to buy your home they must be able to imagine themselves living in it.
Your home should be neat and tidy, comfortable and inviting. Small touches such as fresh flowers and plants are a great way of brightening up a room.
Open the curtains and let in the light. On dull days it may be advisable to turn on the lights.
Be aware of the season and provide cooling or heating accordingly. It is advisable that during the open house you go out for a while. Potential buyers feel far more comfortable if they are free to really look around without feeling self conscious.
First Impressions Count
As Oscar Wilde famously said "It is only shallow people who do not judge by appearances". Try to see your home through the eyes of a prospective buyer. You can do this by standing outside your home and noticing things that a prospective buyer would notice. Gardens and lawns - are they well presented? Is the rubbish removed and the paths and porches swept and clean? Taps that don't work, doors off hinges and other necessary repairs should be effected before inspections start. A fresh coat of paint can add dollars to the value of a property.
Access to the Property
We don't want to lose buyers when they are keen to see the property. Leave a key with us for easy access. We recommend an exclusive agency agreement for tighter control and security.
Make minor repairs
Buyers see repairs expensive and a potential barrier to purchase. Minor repairs that need doing may only cost you a few dollars to fix, but may cost you thousands of dollars in your final sale price.
So it makes sound economic sense to: fix leaking taps, repaint the patio floor, oil squeaky hinges and windows, repair damaged fly screens, tighten loose door knobs and repair minor cracks.
However always seek out the advice of the agent first before undertaking any expensive repairs.
